Renovation Cost $265,000

Added 2 bedrooms and 1 master bath

The history of this home is a great story: Originally a single-family residence nestled closed to the bayou, the home was later transformed into a typical Mid-City double. Our goal was to add a second story “camel back” to a structure that had a compromised foundation system. The apartment was to remain. Keeping the character of the house was paramount.

The new structure includes a second floor with master suite, laundry room, and second bedroom and bathroom. The first floor now has a fireplace, new kitchen, a new bathroom, and family room. The existing electrical, plumbing, and HVAC systems as well as the foundation, framing, and roof shingles were all substandard and were replaced to meet to current codes.

Everything was considered: goals of the owner vs. budgetary constraints, existing and new architectural value, neighborhood association restrictions, the history of the structure, and our responsibility to New Orleans herself.

Working closely with the owner, our team effort was successful in creating a home that begins a grand new chapter in her history
